The Suwanee of tomorrow will, in large part, be a reflection of the planning philosophies, master plans, guidelines, policies, and regulations that the City implements today. The planning division of the City's Planning and Community Development Department, with direction from City Council, is responsible for guiding Suwanee's future development and helping ensure quality growth.
Staff members work with developers and citizens to help ensure that new projects conform with the City's comprehensive plan, zoning ordinances, and development regulations and reflect the character that Suwanee envisions as a thriving community where opportunities for living, working, shopping, and playing occur in close proximity to one another. The City's planners also advise other staff members, Suwanee's planning and zoning boards, and City Council on planning-related issues and strategies and polices for creating and preserving the City's unique identity and a high quality of life.
The department's primary tool is the City of Suwanee's 2020 Comprehensive Plan, adopted in 2001 and updated annually. A long-range plan for guiding Suwanee's development, the comprehensive plan signaled a shift in Suwanee's development philosophy from one that separated land uses to a more integrated, traditional development approach.
The comprehensive plan states that 21st century Suwanee will be a place:
- where new development is encouraged to integrate living, working, shopping and playing in close proximity to one another
- where families can easily walk or bike to shops, restaurants, schools, jobs, and recreation
- where neighborhoods will be interconnected with one another and civic and public spaces for community leisure and cohesiveness will be abundant and nurtured
- that feels unique, feels right, and makes you want to come back home
The comprehensive plan also encourages:
- people-oriented, rather than auto-oriented, development
- a strong town center
- enhancement of existing commercial development
- major gateway features to provide a sense of “arrival”
- civic and public spaces
- tree preservation corridors
Suwanee is poised to begin creating a vision for and roadmap to the Suwanee of 2030. The City will work with Atlanta-based planning firm Urban Collage to create a Comprehensive Town Master Plan for 2030. This community-infused effort will be a major initiative for 2007.
