REQUEST FOR PROPOSALS # MCB-18-01

PROFESSIONAL CONSTRUCTION MANAGER AT RISK SERVICES FOR THE CITY OF SUWANEE EXPANSION AND RENOVATION OF MUNICIPAL COURT BUILDING

The City of Suwanee seeks Statements of Qualifications (SOQ) with fee proposals from firms, or a team of firms for a Construction Manager at Risk (CM-at-Risk) for the Expansion and Renovation of the City’s existing Municipal Court Building located at 323 Buford Highway, NE, just south of the intersection of Suwanee Dam Road/Lawrenceville-Suwanee Road/SR 317 and Buford Highway.  The project includes preconstruction services and construction services for the project.  The project includes, but is not limited to:  site development; utility relocation and installation; interior renovations to the existing building and an expansion of the existing building.

Preconstruction services will include preparing cost estimates for several options broken down by size and space including, but not limited to: associated site work and utilities; interior renovations of the existing building; a basic one story addition; a one story addition with a basement;  a two story addition; and a two story addition with a basement. Estimates may include full build out or a shell for portions of the building.

The expansion is currently planned to be approximately 3100 SF on the first level (same level as existing building).  The size of the basement and second level will depend on the costs generated during the preconstruction phase.

A pre-submittal meeting will be held at City Hall, 330 Town Center Avenue, Suwanee, Georgia 30024 on Thursday, September 27 at 10:00 am.  Attendance at the pre-submittal meeting is highly encouraged, but not mandatory.

Statement of Qualifications and Fees, as required by the City’s RFP package, shall be sealed and mailed or delivered, to the attention of Jim Simpson, Program Manager, at 330 Town Center Avenue, Suwanee, GA  30024 prior to 4:00 p.m. local time on Thursday, October 11, 2018.  Provide a total of seven (7) hard copies and one (1) electronic version (.pdf) of the proposal.  Submittals received after the established deadline shall not be considered.  Faxed and email submissions will not be accepted.

The City reserves the right to accept or reject any and all submittals, waive technicalities and informalities, change the scope of work, and amend said Request for Qualifications as desired by the City.  The City reserves the right to negotiate with any firm and to select the firm that best meets the City’s needs.
