Zoning Board of Appeals
The Zoning Board of Appeals (ZBA) is a five-member board comprised of volunteers appointed by Suwanee City Council. Its responsibilities include reviewing and issuing rulings related to variance requests and appeals of administrative decisions. Decisions of the ZBA are not subject to the review of City Council and may be appealed only to Gwinnett County Superior Court.
The variance process takes about four weeks from application submittal to ZBA decision. State law requires certain notification procedures in order to have a variance hearing. The City advertises public hearings by posting a sign on the subject property, placing an advertisement in the Gwinnett Daily Post, and sending letters to property owners within 300 feet of the property for which the variance is being requested.
Appeals of decisions made by the ZBA are heard by Gwinnett County Superior Court.
