The Suwanee of tomorrow will, in large part, be a reflection of the planning philosophies, master plans, guidelines, policies, and regulations that the City implements today. The planning division of the City's Planning and Community Development Department, with direction from City Council, is responsible for guiding Suwanee's future development and helping ensure quality growth.

Staff members work with developers and citizens to help ensure that new projects conform with the City's comprehensive plan, zoning ordinances, and development regulations and reflect the character that Suwanee envisions as a thriving community where opportunities for living, working, shopping, and playing occur in close proximity to one another. The City's planners also advise other staff members, Suwanee's planning and zoning boards, and City Council on planning-related issues and strategies and polices for creating and preserving the City's unique identity and a high quality of life.

The department's primary vision is expressed in the 2030 Community Agenda, which was created with input from more than 100 citizens and adopted in January 2009; the plan will be updated annually.

The 2030 comprehensive plan defines areas within the City, such as existing neighborhoods, where preservation and little change is desired or expected. It also directs growth – development and redevelopment – in areas where it seems most appropriate. The most significant changes and future growth are anticipated primarily in the Suwanee Gateway/I-85 area and along Lawrenceville-Suwanee Road, at Town Center, and along Peachtree Industrial Boulevard. For the first time in Suwanee’s history, future growth and economic viability will rely partially on redevelopment.

The 2030 Community Agenda identifies the Suwanee Gateway as the only area with a high degree of anticipated change. Areas of anticipated moderate change are:

  • Historic Old Town
  • Peachtree Industrial Corridor
  • Satellite North
  • Suwanee Station
  • Town Center

Areas with minimal anticipated change include:

  • Buford West
  • Established Neighborhoods
  • Smithtown Road
  • Suwanee North

The Downtown Master Plan, which currently is being developed with input from citizens, will provide more details about how historic Old Town and Town Center should develop.
