REQUEST FOR PROPOSALS FOR SUWANEE ARTS CENTER DESIGN-BUILD SERVICES
The City of Suwanee is soliciting competitive sealed proposals from qualified design-build firms for the Suwanee Arts Center Design-Build Services project located at 431 Main Street, Suwanee, Georgia 30024, adjacent to Town Center on Main & DeLay Nature Park.
The project includes the renovation of an existing approximately 2,000-square-foot, 1940s-era house into a Creative Arts, Media & Gathering Hub; demolition of an existing detached shed; construction of a new approximately 30-foot by 50-foot metal building to serve as the Pottery Barn; and related site improvements, including ADA accessibility, outdoor gathering space, pedestrian connections, landscaping, utilities, and other associated improvements.
Proposals must be submitted as a single PDF document and received no later than 2:00 P.M. Eastern Time on Monday, July 27, 2026. Late proposals will not be accepted.

A pre-proposal site visit is scheduled for Monday, June 29, 2026, at 3:00 P.M. at 431 Main Street, Suwanee, GA 30024. Attendance is strongly encouraged. The City will provide interior access to the existing house during the site visit.
Questions regarding the RFP must be submitted in writing to Jim Simpson at jim.simpson@oneatlas.com no later than Thursday, July 16, 2026, at 5:00 P.M. Responses will be issued by addendum to all firms on record. Firms are responsible for monitoring the City’s website and the Georgia Procurement Registry for any addenda prior to submitting a proposal.
The City of Suwanee reserves the right to reject any or all proposals, waive informalities, and accept the proposal deemed most advantageous to the City.
